Home prices up 12-15% since last year in 98122

For single family homes in 98122 priced below $800,000:  2 years ago there were 70 homes for sale.  1 year ago there were 40.  Today there are 16.

Prices are up 15% (12% based on price per square foot) in the 98122 zipcode for houses priced less than $800,000.  This also happens to be approximately 15-20% more than homes were worth in 2005.

Two years ago there were 70 houses for sale in our area.  One year ago there were 40.  Today there are 16.  The number of sales has remained steady in a range of 15-20 sales per month for the past two years.  I believe that we are on the verge of a severe supply and demand imbalance which will result in dramatic price increases in the next few months.

Fire Station 6 moves into new home on MLK

It’s out with the old…

IMG_0043…and in with the new for Fire Station 6.

IMG_0042Firefighters finished their move into the new digs Tuesday, officially making the old station at 23rd and Yesler a neighborhood relic with an uncertain future (see our previous post).

While the city works to sell the old, historic station, the police department will use it to temporarily house vehicles displaced by work on their parking lot near the East Precinct. This includes the giant mobile precinct vehicle and several parking enforcement vehicles.

Police and SWAT surround house at 29th/Norman – UPDATE: Suspect not there

Police and SWAT have surrounded a house at 29th and Norman.

The standoff started as an attempt to arrest a robbery suspect, police said via Twitter. We will update as we learn more.

UPDATE: The incident is now wrapping up, police say. The suspect was not in the house.

Shortly before 6 p.m., detectives arrived at the house with a warrant for the arrest of a 25-year-old robbery suspect. Police at the scene did not have details on the suspect’s alleged crime.

As officers approached the house, the suspect came out of the house, saw the officers, then fled back inside. Officers called for backup and SWAT, as is standard procedure in a barricade situation. They did not know if the suspect was armed.

Police surrounded the area and brought negotiators to the scene. The suspect did not respond of make contact with officers during the four hours the apparent stand-off lasted.

Police eventually obtained a search warrant for the home and entered shortly after 10 p.m. It was empty and the suspect was not located.

Garfield faculty get national support for MAP test boycott – UPDATED

8210494735_ee9ef99b2eThe Garfield High School faculty have received support from big education thinkers all over the nation—including Noam Chomsky and former assistant US Secretary of Education Diane Ravitch—as they stand strong on their boycott of the mandated MAP tests.

Faculty announced earlier this month that they had unanimously voted not to administer the test, citing concerns that the tests take up valuable class time and resources, hog the computer labs and reveal very little about how well the students are learning.

The boycott prompted Seattle School District Superintendent Jose Banda to issue a statement reiterating that teachers are expected to administer the test. He also put pressure on school principals to take “leadership in ensuring the required MAP tests are completed by Feb. 22.”

Garfield Principal Ted Howard tells CDNews that he is staying out of the debate, writing, “this issue is between the Teacher union and the School district.”

Meanwhile, other Seattle schools are starting to join Garfield in the boycott, and educators all over the nation have taken notice of what started at 23rd and Jefferson.

UPDATE: Just in from Seattle Schools: “Seattle Public Schools will host a media briefing with Superintendent José Banda and other district officials regarding the district’s Measures of Academic Progress (MAP) testing.” Wednesday at 3:15 p.m.

Monday: MLK Day march and rally starts at Garfield + Inauguration viewing at NAAM

The annual Martin Luther King, Jr. Day rally starts at 11 a.m. at Garfield High School Monday. At 12:30, one of the largest MLK Day marches in the nation will start on its journey to the Federal Building downtown via Capitol Hill.

More big news at 23rd/Union: Eisenberg buys stalled project, Neighbor Lady building + Post Office leaving

Design for planned but stalled building on southwest corner

Ian Eisenberg, who already owns the car wash and Med Mix properties at 23rd and Union, has purchased the vacant lot on the southwest corner of the intersection and the building that houses the Neighbor Lady.

CDNews has also learned that the post office officially sent notice to southeast corner owner Tom Bangasser that they will vacate their space on the corner in January 2014.

The news comes on the heels of an announcement from Capitol Hill Housing, which intends to redevelop the Key Bank property at 24th and Union into a mixed-use affordable housing building.

Eisenberg hopes to secure financing for the planned mixed-use building that was designed for the southwest corner, but has been stalled since the recession hit. That project, led by developer Jim Mueller, passed design review in August 2008. Mueller sold the property and design to Eisenberg’s 23rd Avenue Capital Management LLC for $2.3 million in December.

Eisenberg said he is “lining up financing” and hopes to break ground as soon at the summer if he is successful.

“Our goal is to get it done before the two years”,” he said, referring to the building permits for the project that could expire if too much time passes without breaking ground. Continue reading

Police search area near 27th and Thomas after gunpoint robbery

Police swarmed the area around 27th and Thomas Friday morning after a gunpoint robbery that involved a suspect — and silver pistol — matching descriptions reported in two recent hold-ups on Capitol Hill.

According to police, a man called 911 Friday morning just after 9 AM to report his mother had been held up at gunpoint and had her purse taken on the street near 27th and Thomas. The suspect was described as a black male in his 20s, wearing a long, black jacket and brandishing a silver pistol. According to radio dispatches, the victim said the suspect had chambered a round as he threatened her during the course of the robbery.

Police responded to the area on the foggy morning and could be seen on foot and slowly cruising the neighborhood’s streets. SPD reports that the search was not successful and that the suspect was not seen again in the area after leaving the scene of his crime eastbound on Thomas.

The robbery is the third in the area this month involving a suspect threatening his victims with a silver pistol. CHS reported on this gunpoint hold-up near 21st and John Monday afternoon and a woman told police she had a gun held to her head in a robbery at 21st and Mercer on Thursday, January 10th.

MLK celebrations will fill long weekend

MLK Flyer with date finalThe life of Martin Luther King, Jr. and his legacy of social justice will take center stage around the CD this weekend, culminating in the annual march from Garfield High School to the Federal Building downtown.

The rally will start at 11 a.m., and the march will start moving toward downtown via Capitol Hill at 12:30.

If you were planning to travel through the area Monday morning, either find another option or simply lace up your shoes and join the march. Buses will be a mess and roads will be closed to non-foot traffic along the route.

The theme of the rally and march is: Let Freedom Ring!

If you can’t wait until Monday to get your MLK celebrations on, Mount Zion Baptist Church will host Martin Luther King, Jr – A tribute to the man and his dream from noon – 1:30 p.m. Friday.

KeyBank at 23rd/Union to be redeveloped as affordable housing

IMG_0040There is more change coming for 23rd and Union. The KeyBank building at the intersection is being acquired by nonprofit developer Capitol Hill Housing and will be redeveloped as “mixed-use and affordable housing,” according to the announcement sent out Wednesday afternoon and posted below.

The bank will continue to operate into April before operations are consolidated at other area branches, according to the announcement.

A bank has operated at the site for decades including the Liberty Bank, started in 1968 as a black-owned bank.

The plan for development comes as some of the more ambitious projects for 23rd and Union were iced by economic downturn. Residents and business owners in the area met in December to work together to help foster growth and safety at the intersection. The post office, a key component of the area, appears destined to remain at its location for the time being. Other, smaller investments have also helped keep the area active including the 2012 opening of Med Mix and the debut of The Neighbor Lady last spring. But investment also means change. The Neighbor Lady took over the space of longtime favorite Thompson’s Point of View after tax and business issues forced the restaurant’s closure. Continue reading
